Major Retailers Commit to Beijing's Dongzhimen Project as Eastside 39MALL Prepares for Late-2026 Launch

Construction on the transformed Dongzhimen hub, now branded as Eastside 39MALL, has reached a significant milestone, with key tenants confirming their participation. The project's exterior signage now lists confirmed arrivals including XiaoXiang Supermarket, MUJI, Decathlon, and the Banana Gourmet Market, signaling a major retail expansion for the area.

The property successfully passed its final construction inspection earlier this month, with fire safety systems, electrical infrastructure, air conditioning, and public area finishes all fully operational. Initial tenant fit-outs are now underway, with the shopping center expected to begin comprehensive operations by the end of 2026.

An earlier announcement on the project's official Xiaohongshu account unveiled an impressive roster of flagship and first-to-market stores. MUJI will establish its largest location in the Dongcheng district, spanning the N-L1 through L2 levels. The S-B1 floor will house the Beijing flagship branch of City Mart, a premium outlet for MINISO, and Decathlon's Beijing flagship store.

The tenant mix also includes several notable debuts, such as Mofang City Study's Beijing flagship, the nationwide first location of Mei KTV Gold, and regional firsts for 24/7 Fitness, Banana Climbing, and Beauty Choice. Poly Film Center will introduce its inaugural nationwide flagship cinema on the S-L5 level, featuring the district's first all-LED screening hall and raising local viewing standards. On the family entertainment front, MELAND will open its first Dongcheng store on the N-L3 floor, addressing a gap in premium children's offerings.

Public enthusiasm for the project appears strong, with online commenters expressing excitement about the brand selection. The development also made an appearance at the recent Ditan Book Fair, where visitors could join its membership program in exchange for creative gifts like custom refrigerator magnets.

Spanning 170,000 square meters of commercial space, Eastside 39MALL addresses a long-standing need for high-quality retail in the Dongzhimen area. The project plans to welcome more than 460 brands, with nearly half comprising national or regional debuts, flagship stores, or custom concept locations. Its focus on upscale lifestyle offerings aims to reshape the competitive landscape of the second-ring road commercial district.

The development incorporates roughly 20,000 square meters of sky gardens, alongside sunken plazas, transit-oriented development connections, and indoor streetscapes to create diverse public gathering spaces. As construction progresses toward its planned opening, the project is positioned to become a defining retail destination in central Beijing.
